Handelsbanken’s Property Investor Report found that 71% of professional property investors plan to invest in Build to Rent, despite a sharp fall in new BTR homes starting construction. Elsewhere, lender activity continues across specialist property finance: Paragon has cut selected buy-to-let fixed rates, Redwood Bank has launched residential BTL bridging products, and Quantum Mortgages has passed £1bn of lending.

For advisers, this suggests continuing investor appetite alongside potential development, refinancing and execution risks. BTR and portfolio cases often require close attention to structure, rental assumptions, valuations, energy performance, exit routes and the distinction between short-term bridging and long-term finance. Rate reductions can improve viability, but they do not remove refinancing or interest-rate risk.

AI can assist with comparing large document sets, extracting portfolio data and flagging missing information in complex cases. It should be deployed with strong data governance and human oversight, especially where models draw conclusions from incomplete rental, property-condition or borrower-income data.
