Fast-Track Remortgages Raise the Automation Bar

Barclays is launching a Fast-Track Remortgage service designed to issue offers within 24 hours and, in eligible cases, support completion in as little as five days. The service is aimed at straightforward switches, with up to two existing borrowers, no additional borrowing and lending up to 80% LTV.

The proposition reflects a wider mortgage-market direction: greater use of data, automated checks and streamlined digital workflows to remove delays from low-complexity cases. Harpenden Building Society’s rollout of Mutual Vision’s MV Hub, which reportedly cut more than 15 minutes from new-account opening, is another signal that lenders are prioritising operational automation.

Advisers should identify clients who may fit fast-track criteria while ensuring that speed does not displace advice. Changes in income, property circumstances, debt commitments, term, protection needs or affordability should still be fully assessed, even where the lender journey is heavily automated.
