Swap Rates Push Mortgage Pricing Higher

UK fixed-rate mortgage pricing is under renewed pressure as swap rates rise. Moneyfacts reported the average two-year fixed rate edging up to 5.60% and the average five-year fix to 5.64%, while HSBC UK, Molo, Virgin Money and others have announced or signalled repricing across residential and buy-to-let ranges. The Bank of England held Bank Rate at 3.75% in July, but fixed mortgage rates remain driven primarily by lenders’ wholesale funding expectations rather than Bank Rate alone.

For advisers, this is a prompt to triage clients nearing a product end date, model payment shocks and explain the difference between tracker and fixed-rate risk. AI can assist with secure pipeline segmentation, rate-change alerts and drafting personalised review prompts, but final suitability, affordability assessment and any recommendation must remain subject to adviser oversight and robust evidence.
