Fixed-Rate Rises Put Remortgages First

Mortgage pricing is moving higher again, with Moneyfacts reporting average two-year and five-year fixed rates at 5.67% and 5.72% respectively after weekly increases of 7bps and 8bps. Repricing by major lenders, alongside market expectations for further Bank Rate tightening, makes early engagement with clients approaching the end of a fixed deal increasingly important.

Remortgaging remains the market’s main source of activity: Twenty7tec recorded 1.56 million searches in August, down seasonally on July but slightly ahead of the prior year, while more than one million ultra-low-rate fixes are reportedly due to mature this year. Advisers can use AI-enabled CRM segmentation and affordability-prep workflows to identify expiring deals, prioritise clients facing the largest payment shocks and produce clear comparison material—but recommendations, suitability and customer communications must remain subject to adviser oversight.
