Rate Repricing Raises Remortgage Urgency

Mortgage pricing is moving in both directions, but the broader picture remains uncertain. Barclays, Halifax, BM Solutions and TSB have announced rises of up to 30 basis points on selected products, while Santander has reduced some residential fixed rates and withdrawn several deals. Bank Rate remains at 3.75%, while inflation has risen to 3.1%, sustaining concern that rates could remain higher for longer.

Advisers should prioritise customers approaching the end of fixed terms, as product withdrawals and rapid repricing can materially alter the options available. AI-enabled CRMs can help segment clients by maturity date, LTV, affordability pressure and product-transfer eligibility—but recommendations must still reflect live sourcing, fees, incentives and the client’s full circumstances rather than an automated rate comparison alone.
