Average fixed mortgage pricing continued to rise, with Moneyfacts reporting a typical two-year fix at 5.92%, up from 5.84% the prior week and at its highest point for more than two years. The Bank Rate is currently held at 3.75%, but higher inflation and the prospect of further monetary tightening remain central risks for borrowers approaching a purchase or refinance decision.
Product pricing is not moving uniformly. Skipton Building Society has cut rates across its fixed range and widened its Delayed Start Mortgage proposition for home movers, while ModaMortgages has re-entered with a limited reduced-rate range. Advisers can use AI-enabled sourcing, rate-watch alerts and CRM segmentation to identify clients with expiring deals, but should validate live criteria, fees and suitability before making a recommendation. A fast-changing market makes a documented comparison of payment resilience, term, incentives and early-repayment charges more important than an AI-generated product shortlist alone.
