AI, Affordability and Specialist Lending

Borrowers are increasingly prioritising affordable monthly payments over maximum borrowing capacity, while specialist lenders continue to refine propositions for complex cases. ModaMortgages has reduced selected buy-to-let fixed rates, and Leek Building Society has repriced holiday-let and limited-company BTL products. Meanwhile, Gable’s 100% LTV offering underscores continued demand for solutions where deposit formation, rather than monthly affordability, is the principal barrier.

AI can help advisers structure complex-income and landlord cases by extracting documents, flagging missing evidence and modelling interest-rate, rental-cover and cash-flow scenarios. It must not become an unchallengeable affordability decision-maker: inputs, assumptions and exceptions need human review, particularly for self-employed applicants, portfolio landlords and high-LTV borrowers. Firms should retain clear audit trails for AI-assisted research and ensure clients understand the affordability risks of smaller deposits, higher rates and limited product availability.
