Mortgage pricing is moving higher again. Nationwide for Intermediaries is increasing selected fixed and tracker rates by up to 21 basis points, while TSB, Virgin Money, Barclays, Foundation and Kensington have also announced repricing. The average two-year fixed rate has reportedly reached 5.93%, while the Bank of England recorded net mortgage borrowing of £4.4bn in August, below the prior six-month average of £5.2bn.
For advisers, the immediate priority is proactive contact with clients approaching the end of a deal, borrowers with offers in progress and those considering a product transfer. AI-enabled CRM workflows can identify cases by expiry date, loan-to-value, lender and affordability sensitivity, helping teams prioritise outreach without treating an automated prompt as a recommendation. Any rate comparison, suitability assessment and client communication still needs appropriate adviser oversight and a clear audit trail.
- Watch: product withdrawals, repricing frequency and reduced transfer windows.
- Use AI for: case triage, meeting preparation and summarising lender criteria updates.
- Do not automate: suitability decisions or unverified rate claims.
