First-Time Buyer Schemes Need Careful Scrutiny

The proposed Your First Home scheme could widen access to new-build homes for single first-time buyers. Rightmove analysis suggests it may more than double the number of new-build properties within reach for solo purchasers in England, while The Cambridge has launched a 98% First Step mortgage. These developments may create useful routes into ownership for clients with limited deposits.

However, advisers should assess the scheme detail carefully once confirmed, including eligibility, resale restrictions, new-build pricing and the risk that buyers may face negative equity if they need to sell early. Technology can quickly compare deposit, loan-to-value and payment scenarios, but it cannot replace a clear discussion about tenure, mobility, emergency savings and the long-term suitability of a high-LTV mortgage.
