Lenders are sending mixed pricing signals. Santander is raising selected product-transfer rates by up to 21 basis points while making both increases and reductions in new business; HSBC and Precise are also increasing selected pricing, while Halifax, BM Solutions and Family Building Society have made cuts in parts of their ranges. Moneyfacts data cited elsewhere suggests mortgage products have remained available for only around 15 days on average during 2026.
For advisers, the key issue is not simply the headline direction of rates but the speed and inconsistency of repricing across lenders, terms and loan-to-value bands. Build in regular sourcing checks, set clear expectations on product withdrawal risk and document why a recommendation remains suitable at the point of submission.
AI-enabled monitoring may help teams identify changes in lender criteria and pricing faster, but alerts must be validated against lender communications before being used in client conversations or recommendations.
