Rates Stay Volatile as Fixes Rise

Mortgage pricing remains unsettled. Moneyfacts reports that the average two-year fixed rate edged up by 1 basis point to 5.97%, despite a mixed picture in which some lenders reduced pricing while others increased rates. Inflation reaching 3.5% has also renewed concern that borrowing costs could remain elevated or that a rate rise may become more likely.

For advisers, the message is to avoid presenting isolated lender cuts as evidence of a broad downward trend. Product withdrawals and short repricing windows can make execution as important as initial sourcing. With around 1.8 million mortgage deals expected to mature this year, remortgaging conversations should extend beyond rate selection to affordability resilience, protection, repayment strategy and the client’s tolerance for future payment changes.

AI-based monitoring tools may help identify expiring deals, prioritise client contact and flag product changes, but advisers should validate live pricing and lending criteria before making a recommendation.
