Slower Housing Market Raises Advice Stakes

UK residential transactions fell to 94,800 on a seasonally adjusted basis in September, down around 1% month-on-month and 4% year-on-year, while Nationwide reported annual house-price growth slowed to 0.5% in October. Mortgage approvals have also reportedly declined for a third consecutive month, underscoring the effect of affordability pressure and economic uncertainty on purchase activity.

For advisers, a softer market may increase demand for better affordability preparation, product-transfer reviews and longer offer validity—Skipton, for example, has extended standard mortgage offers from six to nine months. It also reinforces the need to distinguish between market commentary and an individual borrower’s circumstances.

AI tools can help triage inbound enquiries, prompt document collection and identify cases needing proactive contact. Human review remains essential for vulnerable customers, complex income and suitability decisions.
