BTL Pressure Builds for Landlords

LendInvest has launched buy-to-let tracker mortgages up to 75% LTV across standard BTL, small HMOs, small multi-unit freehold blocks and holiday lets. The products carry a 4% fee and no early repayment charges, offering flexibility for landlords who expect rates or their financing needs to change.

However, flexibility in funding sits against a tougher operating backdrop. Analysis of English First-tier Tribunal decisions found landlords did not secure their proposed rent increase in full in 71.6% of reviewed cases, while separate reporting suggests Renters’ Rights Act-related costs and wider Budget pressures may encourage some landlords to sell. Advisers should therefore assess rental coverage, fees, maintenance exposure and exit plans rather than focusing on initial rate alone.

AI can help segment landlord clients by refinancing date, property type, portfolio concentration and potential payment stress. Used carefully, this can make reviews more proactive; it cannot substitute for a full assessment of the client’s circumstances, the lending criteria and the regulatory framework affecting their properties.
