Gen H has introduced automated valuation models at decision-in-principle stage to provide initial property approval, while Molo has adopted Rightmove valuation technology through its origination system. FintechOS has also demonstrated AI-enabled workflows intended to reduce friction across mortgage applications and broker operations.

The practical implication is that faster property checks, document handling and case triage are becoming part of the mainstream mortgage journey. Advisers can use these tools to cut administration and give clients clearer progress updates, but should explain that an automated valuation or initial approval is not a final lending decision. Escalation paths are essential for unusual properties, data anomalies, vulnerable customers and cases where an AVM result could affect affordability, deposit or loan-to-value options.

As lenders increasingly deploy AI to market directly to straightforward borrowers, advisers may need to demonstrate value through complex-case expertise, holistic protection and retirement planning, and proactive client servicing—not solely product sourcing.
