Mortgage sourcing is expected to look materially different in the next few years as firms adopt artificial intelligence. The opportunity is not simply to find a rate faster: AI can support criteria matching, document triage, case preparation and the identification of missing information before a full application is submitted.
One reported document-handling trial read incoming statements, identified gaps, chased clients and packaged cases, completing around four in five cases end-to-end. This illustrates a practical use case for advisers: removing repetitive administration so more time can be spent on fact-finding, explaining trade-offs and supporting complex borrower circumstances.
Firms should establish clear human oversight, test outputs against lender criteria and retain an auditable record of what the technology did and what the adviser decided. AI can accelerate sourcing, but it should not be allowed to obscure affordability judgements, suitability responsibilities or Consumer Duty obligations.
