BTL Yields Rise, Pressures Persist

Average gross buy-to-let yields have reached their highest level in more than 15 years, according to Paragon Bank analysis, but stronger headline yields do not remove the sector’s tax, regulatory, finance-cost and property-management pressures. ModaMortgages has launched limited-edition products from 4.14% for two-year fixes and 5.14% for five-year fixes, including options for HMOs and multi-unit properties.

Landlords and their advisers should model the whole investment case: stress-tested interest cover, voids, maintenance, licensing, refurbishment and compliance costs. This is especially relevant for complex property strategies, with HMO conversions reportedly averaging more than £82,000. Digital tools can help organise portfolio data and upcoming obligations, but should not substitute for informed underwriting, tax advice or clear client risk disclosures.
