Across the wider market, Project 28 is also seeking to accelerate property transactions by encouraging earlier sharing of property information among lenders, conveyancers and estate agents.

For advisers, faster processes can improve client experience and reduce fallout, especially where a fixed-rate deadline is approaching. Yet speed also raises operational risks: incomplete fact-finds, stale documents, poorly understood early-repayment charges and failures to identify changing client circumstances can create poor outcomes even when a case completes quickly.

AI implication: Document intelligence, automated chase workflows and case-status summaries can reduce administrative friction and help teams spot missing items earlier. Firms should build controls around data quality, customer consent, cyber resilience and human escalation—particularly where AI identifies potential affordability concerns, vulnerability or inconsistencies in client information.
