The FCA is expected to publish an interim Mortgage Rule Review document before Christmas, with the wider programme intended to simplify the homebuying and mortgage journey. For advisers, this is an important regulatory watchpoint: changes to affordability, disclosure, advice processes or customer journeys could reshape both broker workflows and lender criteria.

Firms should avoid assuming that simplification means lower conduct expectations. The practical priority is to map current client journeys, identify avoidable friction and maintain strong evidence of suitability, customer understanding and Consumer Duty outcomes. Any future technology or AI deployment should support these controls rather than bypass them.
