Lender pricing is becoming more competitive but remains selective. Accord has reduced selected residential and product-transfer rates by up to 0.26 percentage points, including high-LTV products, while HSBC and NatWest have also cut rates. In contrast, Barclays is increasing some products by as much as 22 basis points while trimming others.
For advisers, this is a reminder that headline market direction is not enough: product pricing, fees, LTV bands and customer type can move very differently. AI-enabled product monitoring and suitability workflows can help identify repricing quickly, but recommendations must still reflect the client’s objectives, affordability, likely property timescale and the trade-off between a lower rate and upfront fees.
