Mortgage pricing remains unsettled. HSBC has increased selected residential and buy-to-let rates, while Gen H has made both cuts and rises across loan-to-value bands and Family Building Society has reduced selected two-year fixes. Separately, average deal shelf-life has reportedly fallen to 13 days, well below the 43-day norm seen in 2019.
This environment strengthens the case for advisers to combine market intelligence with disciplined client communication. AI can help monitor product changes, identify customers approaching an expiry date and draft tailored—but reviewed—updates. It cannot replace the adviser’s judgement on affordability, product suitability, fees, early repayment charges and the risks of waiting for a possible rate cut.
- Practical step: create a prioritised pipeline of live cases and remortgage clients with time-sensitive options.
- Control: ensure any AI-generated rate comparison is checked against live lender criteria before it is shared.
