Mortgage pricing remains unsettled ahead of the Bank of England decision. UK Finance estimates that a 25bp Bank Rate increase could add up to £369 a year to tracker mortgage costs, while reports place average two-year fixed rates near a three-year high. At the same time, lenders including Nationwide, Halifax, Barclays and Santander have made selected cuts, with some sub-5% fixed deals returning.
For advisers, this is a reminder to distinguish between Bank Rate exposure on trackers and standard variable rates, and swap-rate-driven pricing on fixed deals. AI-enabled CRM workflows can identify clients approaching the end of a deal, model payment scenarios and prompt timely reviews, but recommendations still need clear human explanation of fees, early repayment charges, affordability and the risks of waiting.
