Renters, Landlords and Regulatory Change

Private rented sector regulation and deposit innovation are both gathering pace. The government is consulting on extending Awaab’s Law to private rented homes, potentially bringing stricter repair deadlines to millions more households. At the same time, Market Harborough Building Society has launched a Rent to Own initiative that could return 60% of rent paid over up to three years towards a deposit for eligible tenants.

Advisers working with landlords and aspiring first-time buyers should track the practical implications: landlords may face higher compliance and repair-management demands, while renters may need help assessing whether local deposit-building schemes fit their longer-term homeownership plans. AI can support property-document review and client segmentation, but it should not be used as a substitute for verifying scheme eligibility, legal obligations or affordability.
