Specialist Lending Gets More Complex

Specialist lending is expanding across several fronts. Paragon has promoted Matt Fulford to lead specialist lending and its portfolio relationship-management approach; Skipton International has raised SPV buy-to-let maximum LTV to 75%; and new propositions include owner-occupier commercial finance, high-net-worth structured finance and larger business lending.

At the same time, pricing is becoming less intuitive. In expat buy-to-let, larger deposits have not consistently delivered lower rates, illustrating why loan-to-value alone is an insufficient proxy for product value. Complex client profiles, varied income sources, limited-company structures and bespoke security all increase the value of experienced adviser assessment.

AI can reduce administration by extracting case data, checking document completeness and matching broad criteria. However, it should be deployed as a triage and workflow tool—not as a substitute for lender conversations, detailed underwriting judgement or a full suitability assessment.
