Gable Mortgages has joined Mortgage Brain’s Sourcing Brain platform, bringing zero-deposit products into broker sourcing workflows. Separately, Tipton & Coseley Building Society has expanded its Credit Plus range with a second tier for borrowers with more complex credit histories.

The developments point to an increasingly fragmented advice market, spanning high-LTV borrowers, first-time buyers, key workers and clients with historic credit issues. Meanwhile, Brickflow research suggests manual lender comparison can materially affect development-finance leverage, underlining the commercial value of more comprehensive search and comparison processes.

AI implication: AI-assisted criteria extraction and case triage could help advisers identify relevant lenders faster, flag missing evidence and compare product features more consistently. But sourcing technology should be treated as decision support: advisers must validate live criteria, assess total cost and affordability, consider client objectives, and document why the selected recommendation represents a suitable outcome.
