Fleet Mortgages has introduced Renters’ Rights Act resources for brokers as landlords adjust to the legislation. Industry reporting also points to rising buy-to-let remortgage activity, with portfolio landlords navigating higher costs, changing possession rules and operational uncertainty rather than necessarily leaving the sector altogether.

For advisers, AI-assisted portfolio reviews could help organise expiry dates, rental-income evidence, property-level costs and refinancing scenarios. That could make annual reviews more scalable, particularly for complex or multi-property clients. However, a model cannot substitute for up-to-date legal interpretation, lender underwriting judgement or a full assessment of affordability and objectives.

Conversation points for landlord clients:

  • Refinancing timetable and exposure to product withdrawals or rate changes.
  • Cash-flow resilience, compliance costs and void-period assumptions.
  • Whether ownership structure, future acquisitions or disposals need specialist tax and legal input.
