Conveyancing Delays Put Offers at Risk

Longer conveyancing timelines are creating a practical mortgage risk. Mortgage Strategy reports that buyers are waiting months to exchange, with 42% of recent homebuyers in one survey identifying conveyancing as the biggest cause of delay. Where a mortgage offer approaches expiry, borrowers can face renewed underwriting, revised affordability assessment or exposure to higher rates.

This is a strong use case for workflow automation and carefully governed AI. A case-management system can surface approaching offer expiries, outstanding legal enquiries and missing documents, enabling advisers to intervene earlier. The value is operational as well as client-facing: timely updates can reduce anxiety during what research suggests is often the most stressful stage of a first-time buyer’s journey.

However, advisers should avoid implying that technology can control third-party legal timelines. The right approach is proactive expectation-setting, documented contact points and early conversations with lenders where an extension or product transfer may be needed.
