Mortgage Rates, Budget Risk and Client Conversations

Average two- and five-year fixed mortgage rates remain close to 6%, although HSBC and NatWest rate reductions point to renewed competitive pressure among lenders. For advisers, the key message is that headline average rates can mask meaningful differences in product pricing, fees, criteria and refinance flexibility.

Budget speculation is now an additional consideration. Reports that higher bank taxes could raise lenders’ costs have prompted warnings that some of this burden may ultimately be reflected in mortgage pricing or savings rates. Advisers should avoid treating cuts by individual lenders as a guaranteed market-wide trend and instead help clients assess affordability, product suitability and timing against a range of rate scenarios.

  • Keep explanations clear: a lower pay rate is not automatically the best overall deal.
  • Document assumptions carefully where recommendations depend on expected rate movements.
