Specialist-lending leaders have cautioned that AI should not replace human judgement, particularly in complex residential, buy-to-let, bridging and later-life cases. These applications often involve non-standard income, unusual property characteristics, vulnerable customers or multiple competing objectives that cannot safely be reduced to a simple automated score.
The most useful near-term role for AI is likely to be operational support rather than autonomous decision-making. It can help advisers screen lender appetite, organise evidence, draft client communications and identify cases needing earlier human intervention. It should not be allowed to make unreviewed recommendations, interpret ambiguous client circumstances or override underwriting discretion.
- Use AI for: triage, administration, search and case monitoring.
- Keep humans responsible for: advice, vulnerability assessments, suitability and exceptions.
- Control risk: test outputs, protect personal data and record meaningful human oversight.
