Mortgage pricing remains mixed. Moneyfacts reported the average two-year fixed rate edging up by 1 basis point to 5.97%, even as individual lenders made both reductions and increases. Elsewhere, inflation reportedly rose to 3.5%, increasing market concern that interest rates could remain higher for longer or rise further.
For advisers, headline averages are less useful than fast, case-specific comparison. Product withdrawals and repricing can alter the best option quickly, so borrowers should be prepared with documentation, realistic affordability expectations and a clear view of fees, incentives and early repayment charges—not simply the initial rate.
AI-enabled monitoring can help firms identify expiring products, compare live criteria and prioritise clients exposed to payment shocks. But automated alerts should support, rather than replace, individual assessment of the client’s objectives, risk tolerance and likely future circumstances.
