Suffolk Building Society has introduced top slicing on UK and expat buy-to-let mortgages, potentially allowing surplus personal income to support applications where rental income alone does not meet affordability requirements. Tipton and Coseley has also widened residential criteria for certain self-employed expats earning through overseas businesses.
These criteria changes arrive against a more difficult landlord backdrop. Analysis based on HMRC data found reported losses on residential investment-property disposals rose 32% to £1.15bn in the latest tax year, while pre-Budget tax uncertainty has reportedly encouraged some investors to complete sales early. Advisers should model cash flow, tax and exit scenarios carefully, particularly where borrowers rely on top slicing or are refinancing amid changing regulation and borrowing costs.
