Low-deposit mortgage lending has reached an 18-year high, while Gable Mortgages has added zero-deposit products to Mortgage Brain’s Sourcing Brain platform. At the same time, Tipton & Coseley Building Society has broadened its Credit Plus range for borrowers with more complex credit histories. These developments widen the product conversation for first-time buyers and customers who fall outside mainstream criteria.
Technology can make the expanding market more searchable, but advisers should avoid treating sourcing outputs as a recommendation. AI-assisted tools may help match stated circumstances to lender criteria, surface documentation requirements and identify options for review; they must still be tested against affordability, credit-file detail, fees, product risks and the client’s longer-term objectives. With policy debate continuing around stamp duty and buyer support, advisers should distinguish confirmed lender criteria from proposals that may never become law.
