Rate Volatility Demands Faster Advice

Mortgage pricing remains unsettled. The Bank of England has held Bank Rate at 3.75%, while inflation was reported at 3.1% in August and markets remain alert to the possibility of further tightening. Against that backdrop, the average two-year fixed rate has reached a two-year high, despite selected reductions from lenders including NatWest and Keystone; other lenders have raised rates.

For advisers, the immediate priority is proactive refinancing and purchase-case management. More than 1.8 million borrowers are expected to come off fixed-rate deals during 2026, and product withdrawals or repricing can quickly change the recommended route. AI-enabled CRM workflows can help identify clients approaching expiry, prioritise cases by likely payment shock and prepare timely review prompts, but advisers should validate all live product data and affordability assumptions before communicating options.

  • Action: segment clients by fixed-rate end date, LTV and vulnerability indicators.
  • Watch: lender repricing, swap-rate movements, inflation data and the October Budget.
