Mortgage pricing is becoming less predictable at product level. Generation Home is raising selected three- and five-year rates by up to 15 basis points as swap costs rise, while Moneyfacts reports the average two-year fixed rate edging up to 5.97%. This comes despite meaningful reductions elsewhere, including Yorkshire Building Society cuts of up to 0.50% on selected five-year fixes.
For advisers, the key message is that headline lender cuts do not necessarily signal a broad-based improvement in funding conditions. Fast, accurate sourcing and regular client contact matter more when repricing is uneven and product windows can be short. AI-enabled monitoring could help firms flag rate movements, identify affected pipeline cases and prompt advisers to revisit suitability conversations, but recommendations and communications still require human oversight.
- Review live applications where product expiry or delayed completion creates repricing risk.
- Explain that swap rates, not only Bank Rate, influence fixed-rate pricing.
- Use technology to prioritise reviews, rather than automate advice decisions.
